Raise Appliances and Utilities - Protecting Existing Homes from Flood Damage

There are several steps you can take to protect your existing home from flood damage. Some of these include:

  • Suspended Air Conditioner
    The safest place for an air conditioner compressor is mounted on the wall, above flood levels. In this location, the supporting structure is not subject to being weakened or swept away by floodwater. The compressor should be anchored to resist wind.

  • Air Conditioner on Blocks
    The most typical elevation of air- conditioner compressors is on platforms made of blocks, bricks or treated solid lumber. Anchoring the platform is recommended to resist the forces of wind and flowing water.

  • Washer and Dryer on Platform
    A washer and dryer can be placed on a short platform that extends forward to provide standing room. These appliances can be mounted higher if a front-loading washer is used. Front-loading washers are more energy- and water-efficient.

  • A Washer and Dryer Alternative
    When space allows, appliances can be protected by small floodwalls. Care should be taken not to obstruct ventilation and access for maintenance.

  • Water Heater on Metal Stand
    A hot water heater in an  an area can be dry floodproofed (white sealant material on brick). The water heater and interior of the bricked space are both protected to the same flood level (about 18 inches). Platforms for elevated appliances should be made of flood-resistant materials.
